    Seen our house will be complete soon if no further unexpected issue..

    For those who had enter into the unit for viewing last time, do u notice that our unit size is 866sqft? What my personal “sense” is it should be smaller than 866sqft… dunno what you ppl “sense”?

    Just for chit-chat.. as we cant do anything on it..

    Caused no response from the FH presenter or Vincent , I behalf of them would like inform u that from my observation last week..look like we still have to waittt..sabar aje lah akak..huhh..

    If u asking FH why they can’t deliver the key by the date as their promised then i believe that u will get this answer ‘itu AUTHORITY banyak birokerasinya’..MPAJA salah..SYABAS salah..TNB salah..whose the only right is FH…ermm..but the fact is, work at site still yet completed..road, fence, old units cleansing and the surrounding area..my personnel assessment is ‘CONLAY failed to fulfill the timeline’..itu extended time pun FH sudah kasi ooo…but what we can do akak??..sabar, tunggu, sabar, tunggu..sakit hati???..

    In the last couple of month, every week i went there to saw closely the site progress .. i just wanted to ensure that our dream house for so long long time come true..but kita sekali lagi di beri harapan palsu oleh FH..jadi, janganlah menaruh harapan yg kunci akan diterima dalam tahun ini..kalau dalam tempoh 3 bulan lagi iaitu Mac 2014 kunci tu dapat diterima pun dah boleh dianggap lucky.

    Untuk makluman puan, pihak yg menjadi jurucakap FH iaitu Kumar, Jason dan Calvin mahir benar dalam hal belit membelit dan bab memberi harapan palsu ni..macam mereka pernah masuk kelas training menipu je ..kalau 2 minggu lepas u called mereka, mereka dengan penuh yakin akan cakap yg projek akan completed sebagaimana latest circular (entah bagi kali ke berapa circular di hantar – rumah tak siap jugak) sedangkan kalau u all pergi ke site, dengan mata kasar pun u akan tahu yg itu semua mustahil..dan mustahil juga Kumar tidak tahu akan ‘project progress status’ bila bagi respon kepada pertanyaan purchaser..

    Kunci tak diserahkan pada tarikh yg dijanjikan pun tiada masalahnya buat FH..buat jer circular baru..letak jer completion date baru..abih cerita..pembeli tunggu la..lu marah lu punya pasal la…huh..cuma yg menggerikan kan saya, jangan buat hal sebab 5% kerja tak siap lepas tu kena terminated CONLAY dan lantik contractor baru sudah ler..teruk lah kita nak menunggu lagi…sejarah dah banyak kali mengajar kita..

    Walaubagaimana pun, untuk menyenangkan sedikit hati purchasers, ada unit2 yg telah pun dijual kepada purchaser baru..mungkin unit yg FH dah ambil alih dari purchaser yg tak boleh commit dengan top up dulu..saya ada jumpa seorang new buyer..dia beli unit tingkat 8 block B..price yg dia beli 295K…dah tentu-tentu new purchaser ni jadi mangsa salesman..kesimpulannya, ada manusia dah ambil kesempatan atas kesusahan dan kesengsaraan kita..dengan mudah dan segera je mereka dapat untung melampau..sabar jer lah ye…namun begitu saya memang berhajat nak jadi penduduk tetap Nusa Mewah apartment..So Rahim Sham, Lee Ping Tey, all purchasers yg dihormati dan tidak lupa Sow Chan ( I hope u still remember me – Broken Heart..hihihi)..hopefully we can be good neighbors, respect each other and live in harmony soon..and I also have plans (not like FH contingency plan..ermm) to make our condo look different and everybody can get profit but i still need approval from all..see u..

    To be fair to FH, all the stumbling blocks (i.e local authority issue SYABAS, IWK etc) in issuance of CF and key are documented with Ministry of Housing with MPAJ and also YB Iskandar, Pengerusi Jawatankuasa Tetap Perumahan, Pengurusan Bangunan dan Peneroka Bandar are aware on the issues.

    We are now approaching the final stage of our project completion and let extend FH time to do their best, will update as soon as we have the details to update.

    We always be fair to FH…we were forced to be fair to FH..but did they treat us fairly?.

    I’m also curious about the problem between FH and the local authority..as far as i know from what FH said before, MPAJ has representative in their progress meeting and give adequate commitment..issue related with TNB/Syabas/IWK has long been recognized.. Did the building specification not comply with?. So, what the problem is?. How serious and how long would it take to settle down this ‘final stage of OUR project completion’ ?.

    Anybody can answer me?.

    FH cuba tepati janji….cuba anda fikir dgn gaji kerani boleh ke saya tambah rumah satu lagi hanya kerana rumah yang ada sekarang terbengkalai sekian lama.Kami sudah tak larat menanggung bebanan sekian lama tolong FH percepatkan proses menduduki rumah ini segera.

    I still waiting project update from FH referred to your response above date 18/11/2013 (comment no.9) stated that “MPAJ has began the CF certification process and FH shall provide the update as it goes along. Stay tune.”…

    Adakah FH akan keluarkan another NEW CIRCULAR?. Please lahh..share with us what the problem is..explanation from FH staff by phone call such as recommended by you(comment no.20) confuse me and made me headache..before said October..after that December then before Tahun Baru Cina and now quarter-1 2014..it look like not impossible if it extend to Q2 2014..

    Might be not enough space if i list out all the completion dated promised by FH before..Circular pun FH tak comply inikan pula explanation by phone.. mereka boleh cakap apa saja,,mengada-adakan cerita tipu dan janji manis palsu..sebab yg sengsaranya kita, all purchaser, FH tak rugi apa2..lewat lagi 100 tahun pun FH tak kisahnya..late delivery pun tak perlu bayar, top up pun dah lama mereka sapu..

    Sebab itulah FH should FORMALLY UPDATE the status..sekurang2nya purchaser ada prove sekiranya dokumen tersebut diperlukan dikemudian hari..

    I can’t wait anymore and I called FH yesterday. What I know from FH is this.

    “The IWK and TNB issue is solved, they are just waiting for the power connection which will be done within few weeks.

    MPAJ gave some rectification order to FH, and they are completing it.

    Syabas is the main problem now, because they already “approved” that main water can be connected from Petronas station area, but they didn’t signed the design drawing given by FH. And it seems they are waiting for it indefinitely.

    FH want to update us with circular, but this Syabas is the main reason they can’t commit to a date when it will be ready.”

    So neighbors, hope this could shed some light with you all.

    What do u mean ‘approved but didn’t signed the drawing designed’???. Statement tersebut pada saya sangat LAWAK namun ianya MENYEDIHKAN. If i think deep, nampak macam tak logik je..approve but not signed..ermmm..tapi tu lah, mudah sangat FH memperbodohkan purchasers..hope nobody scold me with this statement… like before…ermmm

    If issues related with IWK & TNB yg dikatakan ALREADY SOLVE tu will take ‘few weeks’.. i afraid issue related with Syabas will take ‘few months/years’ to settle due to ‘belum selesai lagi’…

    Beleive me, it not imposible when u dealing with FH..

    Might be we the purchaser can ask FH the YB Iskandar and Syabas contact person whose ‘approved but not sign’ the designed to expedite the process…FH ni dah terbukti pun sangat lembab le buat kerja…so, in this stage, we should give hand…beside that, we also will hear the reason/justification from Syabas…

    Saya sudah tidak boleh bersabar lagi…saya sangka kesengsaraan saya akan hilang dengan kedatangan tahun baru 2014..namun nampaknya belum lagi berakhir.

      Syabas has approved the tapping point to our project to commence nearby Petronas station however the stumbling block now is their approval to drawing plan for onward submission to MPAJ for the work to begin. Once the work commence, it will take approximately 3 weeks to complete. Syabas has been the main stumbling block all this while even with the intervention of Ministry of Housing they are still taking their own sweet time.

      All the issues are lodged periodically with the ministry and relevant authority (MPAJ one of it) which will extend support as and when required.

      We seems to be flooded with calls from agent to informed that they have ready buyer for rm300k. For those who intent to sell, why not hold on to maybe 350k or maybe 400k? The agent appear to know more info than we do.

    Good new as shared by Kumar, Syabas has finally endorsed & approved the plan for Conlay to submit to MPAJ for approval on work commencement. They will be at MPAJ for approval today and the work (main water pipe layout & replacement of individual water meter) will take between 1 – 1 1/2 months for completion.

    Conlay will definitely expedite the work once approval obtain as the sooner they complete and handover the units, the faster they can monetize their contra units.

    Let lookout for the completion.

    They are already working at the upper hill slope.. Hopefully they can complete it by this month.

    Its a long wait.. anyway.. it is progressing..

    last month my financing bank had release all the money to FH.. i belieft FH is doing their final work & hope key will handover to us within this 2 months..

    my financing bank is rhb who not allow me to pay full instalment for pass 10years due to total released is less than 80% of total loan.. keep earning the interest from me.. haizzz

    If keep delay means i have to pay more from this month onwards…

      hi Jason, thanks for your sharing. Btw, I thought that RM30K over as request by FH is last amount and have paid off during 2013 by some bank or even owner do a personal loan. Is there any extra amount that need our bank to release since I have paid off the RM30K over by myself? Thank you very much,

        MYR 30,700 is additional Top-Up required to facilitate the revival of our project and remaining bank loan will be release in stages as per the S&P schedule.

      Do verify the sum release as your bank should retain final balance sum as per S&P Schedule to protect again the defect liability period.

    Yup.. as per Bukitpandan statement above, the top up of RM30k is just for reviving the project and FH will claim the remaining fund from your bank when the project is complete. This remaining fund is the bank loan u take up when the time u bought this house.

    Anyhow, i had delay my bank to release the money after the conversation with the banker. As i am willing to pay the late payment interest to FH. What i worry is after i sign the fund release letter but FH keep on delay key handover, then i will be suffer by paying more interest to bank….. so better play safe by not release the money, not willing to take further risk.
