Site Progress Update @ 30JAN2013

Dear all purchasers,

Please find updates as shared by FH & Conlay, the work progress at site is approximately 45.33% which is 6.08% ahead of schedule. In this regard, please find attached the following documents for your kind attention:-

i. Work Progress Shedule as at 15 January 2013; and

ii. S-Curve of the Project as at 15 January 2013.

    Good news. Now ahead of time, that’s mean the project can be completed before May 2013. Keep it up, bro. In order to achieve your target pls make sure 5M to be applied in the project.

        As per schedule, timeline to obtain CF / CCF is within 2-3 months from completion date which mean should be by SEP2013. Clearer picture will be share after the next meeting.

      Yes, there was interest charge for those late in remitting the top up sum.

    There is no option to top top up on completion as the revival depend on the top up, those did not will have their S&P terminate and shall they wish to have the unit back on completion, it will base on the market rate.

    Hi Vincent…if I want to go and have a look at the progress on site, do I need approval and am I allowed to enter the premises and view the units? Do you have a mobile number I can call you on? When do you think we can get the keys to move in? Thanks for all your effort and updates.

      Viewing is not possible at current stage, as per schedule the completion will be by MAY13 with handover by Q313 (subject to final approval by local council).

    Thanks Vincent, but what do you mean by “handover by Q313”? Will there be any possible delay in getting the CF..like maybe 6mths or a year, since the building was abandoned for so long? Do you know the market value of the condos at the moment?

      Morning, replies as append below.

      Yes, late interest charge apply for those unable to remit payment by deadline. I can’t recall the % charge as I do not have access to the letter now, FYI the interest is charge on daily rest.

      It will be obligation from contractor, Conlay Construction to ensure documentation in compliant for the CCF document. Conlay, prior to acceptance of contract did verity the project condition.

      3) Also, what is “handover by Q313″ that you mentioned??
      Q313 (JUL-SEP13), actual date depend on local council efficiency.

      4) What is the current market value of the condo?
      MYR 230K as per valuation report done during request for top-up.

    Hi again Vincent,

    I have spoken to a friend who says that we have to be AWARE that there might be a POSSIBILITY of an issue/delay in getting the CF, since the buildings were abandoned for such a long time. He says that the new developer might be rushing to complete the job to get the final progress payments from the banks but the job may not be up to the standard. This is a possibility that we have to consider. What if that happens? Then we will all be stuck again.

    Can anyone assure us that there will not be a problem/delay in getting the CF? After all the repeated delays and extended delays, can we trust what the liquidators or developers say anymore?

      Hi Lim,

      We all are equally eager to the completion soonest possible, there are just to many POSSIBILITY if we are to go into it. Conlay is self funding on the construction cost as FH will only release the payment on completion and the progressive payment as per S&P signed are still in effect.

      Furthermore, as shared earlier Conlay is also bonded by 18 months warranty on construction defect therefore it’s not in their best interest to compromise the workmanship in finishing the job.

      Let pray for the best as we nearing the completion of our dream property.
